Investing in a ski property has many benefits. Property prices in the Alps are very stable and capital appreciation is steady as there is no over-building or over-borrowing. Rental returns are good too as a ski chalet offers two high seasons a year for rental income.
The Alps is quite unique as it offers two completely different holidays in one year depending on the season. In the winter you can enjoy skiing and fun in the snow. In the summer fresh mountain air, green pastures, breathtaking scenery and plenty of hiking and walking and swimming in mountain lakes attract even more tourists to the Alps than in the winter. As an owner you benefit from year round usage of your chalet for a traditional family Christmas in your Alpine retreat, an Easter ski holiday or a summer break.
In some regions buyers of new chalets or apartments are actively encouraged to rent their property and as an incentive the government will refund the VAT element of the purchase price. Under these schemes in France and Austria the buyer may receive a discount of up to 20% off the gross price. When you are not using your property it will be rented out by a professional tour operator. Usually there will be a formal reception and full on site management and the larger developments may have a pool, restaurant and other facilities. In Switzerland there is no government VAT refund scheme but some of the resorts are suitable as rental investments, particularly those in Canton Valais such as Les Collons which have access to the Verbier ski area and have low taxes and running costs.
